On the downloads page it says that the setup is the same version as the patch, so maybe you don't need the patch?

Take a note that your first error was this

overlay element with name guiTemplate/BorderPanel already exist.

and now you got this

overlay element with name MapTitle/text does not exist

Most likely something with the installers you used. Otherwise you'd actually get the same error and not different ones?

Did you download the installers by torrent as suggested?
